Keeping up with the thousands of new construction projects has proven a difficult task for real estate agents and even large brokers.
Last year, Realtor® Connie Talcott Smith noticed that she and other agents at her Coldwell Banker Glades Road office in Boca Raton were loosing opportunities to sell new residential projects or condo conversions because there was no single source for information on new developments. “We were relying on memory of the last postcard announcement or broker party,” Smith noted, “and that didn’t help us when the prospective buyer was on the phone or consulting with us in the office.”
Smith began to keep a spreadsheet of information on local projects. The spreadsheet was a hit around the office with her fellow agents. When some of them suggested that she begin to charge for the list, Smith listened.
As the list grew to cover several hundred projects, it became difficult to manage. Smith’s list caught the attention of her son, Steven Talcott Smith, a software entrepreneur who then developed a searchable online database for real estate agents. Together they founded New Home Construction Search, Inc. in February of this year. By June they began testing the system with Smith’s former colleagues at the Glades Road office. As word began to spread, agents signed up in droves.
“We now have over 2000 agent accounts,” Smith reports, “and new subscribers are signing up all the time. We have catalogued over 800 active projects in SE Florida where agents can earn commissions of 3% and sometimes as much as 5% or 6%. There is no other source for this information.”
