EPIC adds Nick Tan as Surety Manager in San Ramon

SAN RAMON, Calif. -- EPIC Insurance Brokers and Consultants, a retail property, casualty insurance brokerage and employee benefits consultant, announced today that Nick Tan has joined the firm as Surety Manager. Tan will be based in EPIC's San Ramon Construction Services Practice, reporting to Regional Director, Property & Casualty, Brian Quinn.

Tan will be responsible for providing surety consulting services and a wide range of bonding solutions to EPIC's Construction Industry clients in California and the West. He will work closely with other EPIC Construction Surety specialists across the country, including Sharon Rusconi, who is based in EPIC's Sacramento, Calif. office.

Prior to joining EPIC, Tan was vice president and surety manager at Atlas Insurance Agency, Inc. in Honolulu, Hawaii.

In looking ahead to the New Year, the BIA Southern California Remodelers Council and staff are excited to announce their up-coming educational programs as well as their business building opportunities for 2014. The February lineup includes the IBS (International Builders Show) NAHB Annual Tradeshow February 4 to 6, 2014.

The BIA-SCRC 2014 kicks off the year with the Title 24 Remodel Standards Seminar on January 30 at the S.C. Gas Co. Energy Resource Center located at 9240 Firestone Blvd. in Downey, CA 90241. Continental breakfast will be served at 8 a.m. and the seminar will begin promptly at 8:30 a.m. and end at 12 p.m.

"Building on the tradition of providing state-of-the-art, multi-state certified training in the areas of contracting and remodeling, we strive to be the pulse of industry training and information by adapting our programs to the industry's changing needs," stated current BIA-SCRC president Jeremy Barela.

He added, "New this year, we have introduced new remodelers' business tools that help gage where the best markets are in your area. The council will also be adding market watch meet-ups for interested contractors, interior designers and builders of all types that want to expand their businesses. The dates will be announced on our new meet-up page. The 2014 schedule really speaks to the needs of our members and remodelers' et al. California's Building Energy Efficiency Standards are updated on an approximately three-year cycle. The 2014 Standards will continue to improve upon the current standards for new construction, additions and alterations to residential as well as nonresidential buildings.

Members and other interested parties may join the council at the first board meeting of the year which is also located at S.C. Gas Co. Energy Resource Center in the Energy Options Room following the seminar.

Autumn and winter are some of the best times to buy, since remodeling 'season' usually takes place in the spring and summer."

Go shopping with a strategy. Most retailers publish the details of their post-Thanksgiving sales in advance, so take time to map out where and when to get the best deals. Keep in mind that, thanks to modern technology, you might save the most money if you do your shopping from your laptop.

Surf the 'Net - but be smart about it. If possible, scope out big-ticket items in person before Cyber Monday. Which are we more excited about: Hawaii or hardwood floors? It may sound elementary, but leaning toward 'vacation' over 'remodel' is a good barometer for determining how important an updated home actually is to you.

"Unless a specific renovation really is your heart's desire, you'd probably be better off traveling than pouring money into an already-functional room," comments Fritschen.

Are we the Joneses? If you are the Joneses with whom everyone wants to keep up, it's likely that the addition or remodel you're planning will end up being a lot of work that won't increase the value of your home.

"If you want a bigger or nicer home and you already have the biggest and nicest in the neighborhood, it may make more sense to move to a new home that has all the features you want in a neighborhood full of larger and nicer residences," says Fritschen.

Can we really afford this? There are smart, financially savvy ways to remodel, including using money from savings, using a 203k mortgage, or refinancing and getting cash back on your home. However, if the only ways you can pay for your remodel are to tap into retirement accounts or use your credit cards, then the cost of remodeling increases significantly and is then much harder to justify.

"If you can't pay for a remodel the 'smart' way, then it is better to wait a few years and focus on saving up the money you'll need," advises Fritschen.

How long will we be in this house? If there's a chance you may be moving soon, Fritschen says there is a very good reason not to remodel. Remodeling is a lot of work and if you move soon after finishing you won't have an opportunity to enjoy the results.

Is this a good investment? Do your research before making any commitments so that you'll have a fairly accurate idea of what to expect in terms of the cost to remodel and your home's updated value.

"If the numbers aren't promising and the thought of not making a clear profit when you eventually sell your home horrifies you, you might want to rethink your renovations," he urges.
