He ventures there is no bad time to invest in property.

He calls it a humorous "how to" book about getting in the game of investment real estate but also offers a serious slant of avoiding the pitfalls of being a landlord.

"This is not for the big hitters in the real estate investment field," Murphy said, "but it is written with small town 'Donald Trumps' in mind."

The 100 plus page book combines humor with technical information about how to succeed being a landlord and is illustrated with cartoons depicting the pitfalls and successes of owning investment real estate.

The illustrator is B.J. Nartker a leading artist from California, who provided the visuals to the book. Murphy chose the illustration themes and cut lines with Nartker interpreting them as cartoons.

In the book, Murphy writes there are many upsides to being a landlord and offers a number of suggestions on how to avoid the downsides.

He advises prospective or current landlords of the many pointers, other than avoiding taxes, which may help one succeed as a real estate investor and reaching objectives.

This is Murphy's sixth book after writing a number of award winning screenplays. The "Landlord" book is available through Amazon.com, local book stores and from the author who lives in New Jersey and owns Carpe Diem Art Gallery located on his farm.

On December 16, 2008, The News Journal, Wilmington, Delaware's largest local newspaper, ran a cover story with headline: Urban fiction author pleads guilty to drug trafficking: 10 counts could get the Wilmington man life in prison. This story was about Mustafaa As-Salafi, the author of "Family Tiez" (ISBN: 978-0976224310 paperback; Level V Publishing), an underground, nationwide, bestselling novel that chronicles the story of a large-scale, illegal drug distribution enterprise in the Tri-State area.

A fictional story that news and law enforcement sources said, "apparently was as much a documentary effort as one of creative writing."

"Family Tiez" will be re-released for purchase in eBook formats, including Kindle and iBooks, by Level V Publishing mid-December 2012. "Family Tiez" is close to, but way more than what the media and law enforcement have characterized it as: it is life imitating art. The author invites readers to witness "Family Tiez" for themselves. The July 2008 arrest of Mustafaa was carried by various media outlets across the country, including USA Today.

"Family Tiez" is the fictional story of a Muslim family's struggle to stay together through the trials of the urban drug culture: addiction, drug dealing, dirty cops, prison, and murder; as told by someone who has walked several miles in each character's shoes. Mustafaa did not receive a life sentence; he is expected to be home soon. As a preferred vendor partner, Zen-tinel is offering camera systems which are proven to enhance driver performance, reduce accidents and save lives.

Zen-tinel's Continuous Event Camera system is equipped with three cameras designed to monitor specific areas of the bus. One camera records views from the vehicle's front window; a second camera captures the driver and the stairs of the bus; while a third records the children in their seats. In the case of an accident, the AER video footage provides concrete evidence to help understand the causes of the event and exonerate drivers when they are not at fault.

Zen-tinel's G-force software also maintains a database of unsafe behaviors such as hard braking, unnecessary idling, and rapid acceleration. Dr. Allen Marino, an emergency room physician in Las Vegas, agrees: "The great thing about this picture book is that it explains healthy habits in a way that children of all ages can understand. The rhyming story line starts as a baby and takes the reader all the way through adulthood, to show examples of fitness throughout the life cycle," Marino says.

Hannah England, Jay's daughter and co-author, believes that learning healthy habits is a process.

"No one should be in a hurry or expect too much too soon," she says. "For instance, I always wanted sugary soda with dinner when we ate out. However, after some light-hearted persuasion from my dad, over time, I drank less soda and eventually replaced it with water. If my dad had forced the issue, I may have rebelled and kept on drinking soda."

"Healthy Hannah's Fitness Fables" is 38 pages and currently available in hardcover; an e-book is in the works. It is illustrated by a former personal trainer, Joe Romano II.
