Going, Going, Gone: Established Real Estate Agent Leaves Brokerage World During a Pandemic to Embrace the Advantages of Auctions

CHESAPEAKE, Va. -- In a pandemic-ravaged economy that's left few industries untouched - with many having had to completely rethink and reorient operations within a short window of time - one might question why someone would leave an established career to set off on a new venture. However, that's exactly what Seth A. White chose to do, noted real estate auction firm Tranzon Fox has announced today.

Five years into a career as an agent for two of the leading residential real estate brokerage firms in Hampton Roads, during which time he handled transactions that reached eye-watering highs of nearly $2 million for waterfront homes - something many agents still dream of achieving - he was seeking a chance to better differentiate himself and an opportunity that would allow him to lean into the wind-buffeted economy, rather than push against it.

Although he had previously explored the possibility of immersing himself in the real estate auction business, partly because it would enable him to continue representing residential clients while also stepping into the commercial realm, he ultimately decided it was not the right time.

"I continued to see the value in having the opportunity to serve my clients with an accelerated sale process using focused marketing that would ensure an asset yielded a price in line with its current market value. And sellers love the as-is purchase contracts that typify the auction business," said White, Tranzon Fox's newest auction associate.

So, in the turbulent present, in which some industries have been hammered relentlessly while a few have prospered, and Wall Street is up substantially one day and down the next, leaving values of many assets less clear, Mr. White decided this was the time to embrace auctions. "There's obviously a large advantage in being able to sell a property for the highest possible price in the shortest reasonable period of time through a transparent bidding process. Many private sellers choose it for its efficiency, but, of course, I will also be able to assist in foreclosures, bankruptcies, and other situations of distress and duress, when efficiency and time are not just optional, but mandated," he said. Furthermore, Mr. White knows that, "time is money, and executing for my clients will become ever more important as we navigate through these delicate periods of time."

Ultimately, what convinced White was Tranzon Fox's established ability to sell and close or obtain ratified contracts on a variety of properties during the pandemic era, from the low-end, to a $3 million-plus veterinary hospital / boarding / grooming facility. This includes asset types that have been hammered of late, namely retail and restaurants.

"They're still getting deals done, and I want to be a part of that," White said. "Now is the time."

About Tranzon:

In 2000, a group of real estate auctioneers banded together to create Tranzon, LLC, a nationwide network that revolutionized the way real estate professionals bring buyers and sellers together. Today, the Tranzon team features some of the most experienced real estate, marketing, and auction professionals in the business. Using Tranzon's Market-Making System(tm), a proven methodology for the accelerated sale of property, the company has conducted tens of thousands of successful commercial and residential auctions for clients including financial institutions, trusts, guardians, estates, and private individuals. All Tranzon companies are independently owned and operated.

A tribute to an American Hero – Juan ‘Skip’ Torres

FAIRFAX, Va. -- Dr. Juan Manuel Torres of Pine Island, Fla. - a decorated Korean and Vietnam veteran - passed away last week at the age of 86-years-old after a courageous battle with cancer and pneumonia, the Family of Juan Manuel Torres announced. With his passing, America lost a true patriot and American hero who was one of the last surviving members of Task Force Smith from the Battle of Osan - America's first entry into the Korean conflict.

Dr. Torres, who was born in Arecibo, P.R. and raised in the Bronx, N.Y., joined the U.S. Army in 1949 at the young age of fifteen by "revising" his birth certificate. He was immediately deployed to Korea where he was assigned to the 21st Regiment of the 24th Infantry Division and placed directly into combat against aggressing North Korean and Chinese troops. Outnumbered five to one, his unit suffered heavy casualties. In another battle in Korea, he was captured and beaten, but later escaped while being marched to a prisoner detention facility. After Dr. Torres' squad leader was killed, he was given a field promotion to Corporal. While in a foxhole during one battle in Korea, his buddies affectionately called him "Skip," which is a name he kept for the rest of his life.

Skip was discharged and returned from Korea to New York after the Army discovered he was only 16-years-old. He was later allowed to enlist in the U.S. Air Force as an Air Policeman (now called USAF Security Forces) where he spent the next 20-plus years, including a one-year tour in Vietnam during the height of the conflict. While in Vietnam, he was promoted to Technical Sergeant (TSgt) where he led the USAF Security Forces at Bien Hoa Air Base and protected U.S. jet fighters and bombers during the "Tet Offensive" when 100,000 Viet Cong attacked U.S. personnel and facilities, including the air base at Bien Hoa. TSgt Torres was injured during the battle while extracting U.S. troops from a burning Armored Personnel Carrier (APC), but declined any awards saying: "It was just my duty." Skip received the Purple Heart medal for injuries he sustained from gunshot and shrapnel wounds while in combat against the North Koreans and Chinese. He was also awarded numerous additional U.S. Army and Air Force distinctions, such as the Combat Infantryman's Badge (CIB) and the U.S. Air Force Commendation Medal.

After retiring from the U.S. armed forces, Skip was recruited by the U.S. Marshals Service as a Deputy U.S. Marshal and was later promoted to Chief Deputy U.S. Marshal where he led key task forces against drug cartels and mafias in the southeast and northeast regions of the United States. He was once again injured during a standoff between U.S. Marshals and armed mafia assailants.

After retiring from the U.S. Marshals Service, Skip earned a PhD in theology and became an ordained minister where he faithfully served his community for the remainder of his life. He personally delivered meals to feed the homeless on a weekly basis throughout central and south Florida and donated most of his U.S. military and government retirement pay to charitable organizations worldwide.

Costa Dentistry Responds to Pandemic with Advanced Safety Protocols

BRAMBLETON, Va. -- Costa Dentistry is re-opening our doors on Tuesday, May 5, 2020 after implementing strict new safety protocols and state of the art technology.

Our award-winning dental practice was closed for more than six weeks after Virginia Governor Ralph Northam shut down non-essential businesses. Now that Gov. Northam has given dentists the green-light to re-open, Costa Dentistry is sparing no expense to set the tone for other businesses and to protect our staff and patients.

All Costa Dentistry employees were tested for COVID-19 before returning to work and each location was equipped with FDA approved, NASA endorsed Air Scrubber filters directly into the HVAC ducts. AirDoctor standalone air filters were placed in every room of the practice and a new piece of suctioning equipment called Isolite will be used on all patients to reduce over 90% of airborne dental aerosols.

Patients will be asked to check-in for their appointments through a "curbside waiting room" where they will remain in their car until they are ready to be escorted to their treatment suite. Hand sanitizer and a prescription mouth rinse will be required before any appointment can begin.

Dr. Shane Costa, owner of Costa Dentistry stated "We have taken every possible precaution to ensure that we are providing a safe space for dental care. No stone was left unturned when we created our new safety protocols."

Costa Dentistry is an award-winning, patient-focused dental practice in Brambleton and Great Falls, Virginia. Learn more at: https://www.costasmiles.com/

Nuclear to Play Vital Role in Innovating Virginia’s Carbon-Free Future

ARLINGTON, Va. -- Innovations in nuclear energy will play a vital role in reaching Virginia's goal to be carbon-free by 2050 after Governor Ralph Northam signed legislation directing the state to work with industry to develop a strategic plan for the Commonwealth's nuclear industry. The bill, passed by the legislature in March, directs the government of the Commonwealth, through the Virginia Nuclear Energy Consortium Authority (VNECA), to work with industry stakeholders to develop a comprehensive plan for ensuring this carbon-free energy source continues its contribution to economic development and reducing greenhouse gases.

"The nuclear industry is a vital part of the Commonwealth's economy and the Lynchburg region," said State Senator Steve Newman, patron of SB 549. "The strategic plan will drive innovation to support and grow this vital resource for jobs and energy production in Virginia. I look forward to seeing the plan take shape and be put into action in the weeks and months ahead."

Delegate Chris Hurst, patron of HB 1303, added, "It is vital to the future of our Commonwealth that we continue to explore all opportunities for carbon-free energy, including nuclear. House Bill 1303 will allow Virginia to lead on environmental responsibility while remaining a national leader in nuclear energy, by encouraging research taking place at our outstanding universities and new economic development through advanced technology and manufacturing."

The legislation directs the Department of Mines, Minerals and Energy, the Secretaries of Commerce & Trade and Education, the VNECA, and the Virginia Economic Development Partnership Authority to work together to develop a strategic plan for nuclear energy. The plan will spur innovation in an industry already making significant contributions to emission-free energy by providing economic development opportunity, new avenues for education and jobs, and additions to Virginia's manufacturing base.

"We are excited that the legislature and Governor recognize the contribution made by the nuclear industry," said Tom DePonty, VNECA Chairman. "Last year Governor, Northam outlined an ambitious agenda for moving Virginia to 100 percent carbon-free energy by 2050. The strategic plan will help attract innovative new businesses that will help Virginia achieve its goals while helping grow our economy."

With a focus on promoting advanced nuclear technology opportunities for innovation, the plan will drive advanced manufacturing, establishment of a collaborative research center, and creation of a university nuclear leadership program to promote fields that meet the workforce demands of Virginia's nuclear industry.

"Across the country, developments in new reactor designs and fuel technology are leading a resurgence in advanced manufacturing and clean power generation," said April Wade, Executive Director of the Virginia Nuclear Energy Consortium, a group representing nuclear industry stakeholders and universities across the Commonwealth. "Congress has appropriated $1.5 billion for nuclear energy programs, including demonstration of technologies like small modular reactors. The strategic plan will enable Virginia to take advantage of opportunities like these and to demonstrate the Commonwealth's commitment to carbon-free generation, advanced manufacturing, expanded education and research opportunities, and other economic benefits."

About VNEC:

The Virginia Nuclear Energy Consortium (VNEC) established by Virginia statute in 2013 and created in 2015, seeks to facilitate, encourage and advance the nuclear industry in Virginia through collaboration among industry participants, colleges and universities and not-for-profits in areas of need and interest to its members.
